Seven steps from the first conversation to the keys.

Every purchase is different. The order is not.

How it works

This is the shape of a purchase with me. Some steps take an afternoon, some take weeks; I will tell you which is which before we begin, and what is coming next at every stage.

  1. Let’s talk

    We start with a conversation, not a search. What you want, what you can live without, your timing and your budget. Most of what follows is decided here.

  2. Know your number

    A pre-approval from a lender you trust, or proof of funds if you are buying in cash. In this market, a strong offer starts with a clear one.

  3. Tour with intention

    I curate showings around what we talked about, including homes that are coming soon or never reach the open market. Fewer tours, better ones.

  4. Make the offer

    Price is one lever of several. Terms, timing and the seller’s situation matter as much, and I will tell you where we stand before we write anything.

  5. Inspect and appraise

    Once we are under contract, the home is inspected and appraised. If something needs to be renegotiated, we do it calmly and with the facts in hand.

  6. Clear to close

    Title work, insurance, your lender’s final approval and a last walkthrough. I keep everyone on schedule so you do not have to.

  7. The keys

    Signatures, funds, keys. Then I am still your agent: for contractors, questions about the neighborhood, or the day you are ready to move again.
